The film was produced by his friend and today's partner Nathan Kahane and also became part of horror flick The Grudge. In 2002, Joseph started a production company named Ghost House Pictures with Nathan Kahane, Sam Raimi and Rob Tapert. And they produced their first horror film Boogeyman in the year 2005; which became a commercial success worldwide. In the same year he became part of the film Lords of the Dogtown which was a great disaster at the box-office. He was associated as executive producer of the film.

In 2006, he followed the sequel of his horror hit The Grudge, which again became a successful film at the box office. The film The Messengers also got released in the next year. The film was supernatural horror film directed by Pang Brothers; it got success at the box office. He got large number of release in the year 2007 including the films Juno, Boogeyman 2, 30 Days of night, Mr. Magorium’s Wonder Emporium. In all the films he was associated as the executive producer along with his partner Nathan Kahane. In 2008, he got associated with the film The Stranger and the second installment of the hit comedy flick Herold and Kumar as executive producer of the film. In the same year, he also got associated with the film Passenger. He tried his hands on the television series 13: Fear Is Real in the year 2009; which was produced by the Nathan Kohane. In the 2009, his production house Mandate pictures produced the films Horseman, Drag Me To Hell, and Whip.

In all these productions Joe was associated as executive producer along with his partner.
